Yes, usually by AED 1,500 to 2,500 a month for a comparable studio, which is why JLT is the standard fallback for Marina hunters.

What does chiller not included actually cost?

For a studio, roughly AED 300 to 600 a month in summer. It quietly erases most of a cheap headline rent.

How much should I budget on top of rent?

Five percent agency commission, a five percent refundable deposit, plus DEWA connection. Ejari registration is the landlord side but confirm it in writing.
