Cheapest rent in Majan and Liwan Dubai per month
A studio in Liwan was signed for a median of AED 3,500 a month across 173 registered new tenancy contracts, and in Majan for AED 3,333 across 212. Both are among the cheapest entry points in Dubai, but neither is the cheapest: Al Warsan First sits at AED 2,583 from 596 contracts. All figures as of 2 September 2026, from the register, from a brokerage area guide and from live listings, each labelled separately below.
Liwan on registered contracts
Liwan is filed in the tenancy register as Wadi Al Safa 2. The evidence is in the project names: 42 of the projects attached to tenancy contracts there also appear in the sale register under the community key for Liwan, and a large share of them carry the area name outright, in the QPoint Liwan plots. Wavez Residence, Celine by Vision, Empire Lakeviews and Western Residence North and South are in the same list, and almost every contract in the area names IMG World Adventures as its nearest landmark. Over the 120 days to 2 September 2026 the area holds 1,985 tenancy contracts, of which 918 are new lettings. Only those new lettings are counted below.

The one bedroom row is the strongest number on this page: 511 signed contracts with a median of AED 4,666 a month and a middle half between AED 4,333 and AED 5,250. That is AED 55,992 a year. The step from a studio to a one bedroom costs AED 1,166 a month here, which is the smallest such step in this part of Dubailand.
Majan on registered contracts
Majan is filed as Wadi Al Safa 3. Pearl at Majan carries the name outright, and Sherena Residence, Deansgate by ADE, The Haven and Paradise View 1 all appear in the sale register under the community key for Majan. One warning belongs on the page rather than in a footnote: the same register area also holds Al Barari and Living Legends. That does not disturb the flat rows, but it wrecks the villa row, where Al Barari lettings run up to AED 583,333 a month and pull the upper quarter of all 209 house contracts to AED 31,250. So this page shows flats for Majan and leaves the houses out. Of the 1,641 contracts in the window, 959 are new lettings.

Majan is the cheaper of the two on the studio, at AED 3,333 against AED 3,500 in Liwan, and the dearer on the one bedroom, at AED 5,000 against AED 4,666. One row needs reading with care: the maximum in the one bedroom column is AED 466,250 a month, an Al Barari letting that landed in the one bedroom floor-area band. The median of AED 5,000 is untouched by it, which is exactly why this page prints medians and quartiles rather than averages.
The area averages that get quoted
The figures repeated on most rent pages about Majan and Liwan, this one included until today, come from a brokerage area guide rather than from the register. They are published as annual rents, without a case count, so no n is claimed for them.

For Majan the two sources are remarkably close. The area average for a one bedroom is AED 5,000 a month and the registered median is exactly the same figure, AED 5,000. On the two bedroom the area average is AED 7,083 and the registered median is again AED 7,083. On the studio the guide is AED 167 a month above the register. For Liwan the guide gives AED 3,916 for a studio against AED 3,500 signed, and an all-sizes average of AED 4,719 a month, which mixes every layout into one number and should not be compared with a single row.

The asking median for a Liwan studio is AED 3,750 from 56 listings, AED 250 above the registered median. In Majan the asking studio median is AED 4,083 from 76 listings, which is AED 750 above what was signed. Asking prices always run ahead of contracts, and that gap is the room a tenant has to negotiate in.

Read down the studio column and the ranking is clear. Al Warsan First is the cheapest entry in the whole register extract at AED 2,583, Wadi Al Safa 5 follows at AED 3,166, and Majan comes next at AED 3,333, level with Dubai Sports City. Liwan is AED 167 a month above Majan, and both are below Arjan and Town Square. What the first cheque costs
On the Liwan studio median of AED 3,500 a month the annual rent is AED 42,000. The agency commission is five percent of that, so AED 2,100, and the deposit for an unfurnished flat is normally another five percent, so AED 2,100 again - together AED 4,200. The DEWA deposit of AED 2,000 takes the standing costs to AED 6,200, and the Ejari registration adds a further AED 220 before the first rent cheque. Neither area has a metro station, so a car or the bus is part of the budget, and that is the honest trade for the price.

Why does the register call the areas Wadi Al Safa 2 and Wadi Al Safa 3?
Because the tenancy register uses cadastral community names, not marketing names. Wadi Al Safa 2 is Liwan, evidenced by the QPoint Liwan projects filed there, and Wadi Al Safa 3 covers Majan together with Al Barari and Living Legends. That last point matters: villa contracts in Wadi Al Safa 3 reach AED 583,333 a month, which is Al Barari and not Majan.
What does it cost to move in on top of the rent?
On the Liwan studio median the annual rent is AED 42,000, so the five percent commission and the five percent deposit are AED 2,100 each, so AED 4,200 together. Adding the DEWA deposit of AED 2,000 gives AED 6,200, and the Ejari registration costs a further AED 220.
