Jumeirah Village Triangle rent prices per month
Three different numbers describe a studio in Jumeirah Village Triangle, and this page prints all three instead of picking the flattering one. Tenants who signed a new lease paid a median of AED 3,750 a month, from 204 registered contracts. The published area average of a brokerage is AED 3,833 a month. Landlords are asking a median of AED 4,000 across 79 live listings we read ourselves. All figures as of 2 September 2026.
What tenants actually signed in the Triangle
Jumeirah Village Triangle is filed in the tenancy register under its cadastral name, Al Barsha South Fifth. That is not a guess: 19 of the 23 project names attached to tenancy contracts in that area also appear in the sale register under the community key for Jumeirah Village Triangle, and one of them carries the name in full, Terhab Hotel and Towers at Jumeirah Village Triangle. Cloud Tower, Al Jawhara Tower, Imperial Residence and Emerald Vision Tower are in the same list. None of them overlaps with the project list of Jumeirah Village Circle. In the 120 days to 2 September 2026 the register holds 1,286 tenancy contracts for that area, of which 717 are new lettings and 569 are renewals. Renewals are left out below, because the rent cap holds them under the open market.
| Size | Contracts (n) | 25th percentile | Median per month | 75th percentile | Median per year |
|---|---|---|---|---|---|
| Studio | 204 | AED 3,250 | AED 3,750 | AED 4,416 | AED 45,000 |
| One bedroom | 247 | AED 5,000 | AED 5,618 | AED 6,648 | AED 67,416 |
| Two bedrooms | 77 | AED 6,666 | AED 7,333 | AED 9,166 | AED 87,996 |
| Three bedrooms | 11 | AED 9,166 | AED 9,166 | AED 14,000 | AED 109,992 |
| Villas and townhouses, all sizes | 98 | AED 11,250 | AED 14,708 | AED 16,666 | AED 176,496 |
The studio median of AED 3,750 rests on 204 signed contracts, which is a number you can plan a budget against. The one bedroom sits at AED 5,618 from 247 contracts, so the step from a studio to a one bedroom costs AED 1,868 a month on the median. The three bedroom row is the weakest on the page: 11 contracts only, and its median and its 25th percentile are the same figure, AED 9,166. Read it as an indication, not as a price. The last row deserves its own warning. In this area the register's room count contradicts the floor area - 60 contracts filed as two rooms have a median floor area of 648 square metres, while 29 filed as one room have 180 - so we do not split the houses by bedroom at all. All 98 villa and townhouse contracts stand in one row, with a median of AED 14,708 a month.
The area average that usually gets quoted
The figure most rent pages about the Triangle repeat, this one included until today, comes from a brokerage area guide rather than from the register. It is published as an annual rent per size, and the monthly figure below is that annual rent divided by twelve. There is no case count behind it, so we do not print an n for these rows and you should not assume one.
| Size | Area average per year | Per month |
|---|---|---|
| Studio | AED 46,000 | AED 3,833 |
| One bedroom | AED 132,000 | AED 11,000 |
| Two bedrooms | AED 170,000 | AED 14,166 |
| Three bedrooms | AED 213,000 | AED 17,750 |
On the studio the two sources nearly agree: AED 3,833 against a registered median of AED 3,750, a difference of AED 83 a month. On the one bedroom they do not. The area average is AED 11,000 a month, the register median is AED 5,618, and the distance between them is AED 5,382. Both numbers are real; they measure different things, and the section further down explains what.
What landlords are asking today
Asking prices are the third measurement and they belong in their own table. We read the Jumeirah Village Triangle listings on propertyfinder.ae ourselves on 2 September 2026. This is what is being demanded, not what was signed.
| Size | Listings (n) | Lowest asking | Median asking | Highest asking |
|---|---|---|---|---|
| Studio | 79 | AED 3,000 | AED 4,000 | AED 6,667 |
| One bedroom | 79 | AED 4,583 | AED 6,250 | AED 10,833 |
| Two bedrooms | 76 | AED 6,250 | AED 9,375 | AED 15,000 |
| Three bedrooms | 8 | AED 11,667 | AED 15,000 | AED 16,583 |
The asking median for a one bedroom is AED 6,250 from 79 listings. That is AED 632 above the registered median and well under the published area average, which is the usual shape: what is asked runs ahead of what is signed. The three bedroom row rests on 8 listings, so treat it as a sighting rather than a market.
The Triangle against the Circle
The neighbouring Jumeirah Village Circle is the obvious comparison and the register covers it too, under the name Al Barsha South Fourth.
| Size | Contracts (n) | 25th percentile | Median per month | 75th percentile |
|---|---|---|---|---|
| Studio | 752 | AED 3,333 | AED 3,750 | AED 4,166 |
| One bedroom | 963 | AED 5,000 | AED 5,833 | AED 6,250 |
| Two bedrooms | 229 | AED 6,666 | AED 7,500 | AED 9,166 |
| Three bedrooms | 62 | AED 8,333 | AED 11,458 | AED 12,916 |
On the studio the two villages are identical: AED 3,750 in the Circle from 752 contracts, AED 3,750 in the Triangle from 204. On the one bedroom the Triangle is the cheaper of the two by AED 215 a month, and on the two bedroom by AED 167. The Circle is the deeper market - it registered 963 one bedroom lettings against 247 in the Triangle - so if nothing suits you in one village, the other is a fifteen minute drive away.
Why the three numbers disagree
A median and an average are not the same statement. The register median is the middle contract: half of the tenants paid less. An area average is pulled upward by every large, furnished or newly handed over unit in the mix, and the brokerage guide publishes no case count, so its mix cannot be checked from outside. On top of that, the register classes flats by floor area, because the room field is filled in only a small share of tenancy contracts: up to 57 square metres counts as a studio, 58 to 95 as one bedroom, 96 to 146 as two, 147 to 260 as three. Those bands overlap in reality, and a generous two bedroom can land in the one bedroom row. We print all three readings and label each one rather than average them into a single number that would belong to nobody.
What the first cheque costs in the Triangle
On the registered studio median of AED 3,750 a month the annual rent is AED 45,000. The agency commission is five percent of that, so AED 2,250, and the security deposit for an unfurnished flat is normally another five percent, so AED 2,250 again - together AED 4,500. The DEWA deposit for a flat is AED 2,000 on top of that, which brings the standing costs to AED 6,500, and the Ejari registration adds a further AED 220 before the first rent cheque is written. A townhouse costs more here than the rent alone suggests, because the DEWA deposit for a villa is AED 4,000 rather than AED 2,000.
Questions and answers
How much is a studio in Jumeirah Village Triangle per month?
On registered new tenancy contracts, a median of AED 3,750 a month from 204 contracts, which is AED 45,000 a year. The published brokerage area average is AED 3,833 and the asking median across 79 listings is AED 4,000. As of September 2026.
Why do some sites say a one bedroom in JVT costs AED 11,000?
Because that is the published area average of a brokerage guide, and an average behaves differently from a median. The tenancy register puts the middle one bedroom contract at AED 5,618 a month from 247 contracts, and the asking median on propertyfinder.ae is AED 6,250. Both readings are from September 2026 and both sit far below the area average.
Is the Triangle cheaper than the Circle?
On the studio they are level at AED 3,750 a month. On the one bedroom the Triangle is AED 215 cheaper per month and on the two bedroom AED 167 cheaper, on registered contracts as of September 2026.
What does a townhouse in JVT rent for?
All 98 registered villa and townhouse lettings in the area over the 120 days to 2 September 2026 have a median of AED 14,708 a month, with the middle half between AED 11,250 and AED 16,666. We do not split that row by bedroom count because the register's room field contradicts the floor area in this area.
Are these prices what I will actually pay?
They are what other tenants signed for a new letting in the same period, which is the strongest answer available. Asking prices run higher - the median asking studio is AED 4,000 against AED 3,750 signed - and a renewal is capped by the Dubai rent index and usually lower than both.
