JLT, The Greens and Dubai Creek Harbour: the middle of the market
Between the cheap outskirts and the prime towers sits a band of areas most people actually move to. Three of them carry it. A one-bedroom flat in Jumeirah Lake Towers has a median contract rent of AED 6,666 a month from 676 registered new contracts, in The Greens and The Views AED 7,083 from 321, and in Dubai Creek Harbour AED 7,500 from 1,339 - the deepest single class in our entire rental reading.

The three areas side by side
| Unit type | Jumeirah Lake Towers | The Greens and The Views | Dubai Creek Harbour |
|---|---|---|---|
| Studio | AED 4,416 (n = 354) | AED 4,626 (n = 50) | no contracts in this class |
| 1 bedroom | AED 6,666 (n = 676) | AED 7,083 (n = 321) | AED 7,500 (n = 1,339) |
| 2 bedrooms | AED 9,166 (n = 290) | AED 11,250 (n = 212) | AED 11,250 (n = 743) |
| 3 bedrooms | AED 14,323 (n = 174) | AED 15,416 (n = 113) | AED 17,500 (n = 149) |
The letter n in every table on this page is the case count: the number of registered contracts the figure in that row is calculated from. A median without its n is not a statement, it is a guess.
Dubai Creek Harbour has no studio row, and that is not an omission: the area is being built out with one-bedroom flats and larger, and no studio class formed in this reading of new contracts. Jumeirah Lake Towers is the opposite case, with 354 studio contracts at a median of AED 4,416 a month, the cheapest way into any of the three.

| Dubai Creek Harbour | 3 bedrooms | 149 | AED 15,833 | AED 17,500 | AED 20,833 |
At one bedroom the distance between Jumeirah Lake Towers and Dubai Creek Harbour is AED 834 a month. At two bedrooms it is AED 2,084: AED 9,166 against AED 11,250. The Greens and The Views sits in between on one bedroom and level with Creek Harbour on two.
The upper quartile says more about the character of an area than the median does. On two bedrooms it is AED 11,987 in Jumeirah Lake Towers, AED 13,333 in The Greens and The Views and AED 12,916 in Dubai Creek Harbour. The lake towers are the most varied of the three in age and finish, and the price inside a single class moves accordingly. Creek Harbour was built by one developer to one standard, and its quartiles sit close together.
Townhouses and villas in these zones
Both Al Thanyah zones also register houses. They belong in a table of their own, because a house and a flat are not competing products.
| Area | House type | n | Lower quartile | Median | Upper quartile |
|---|---|---|---|---|---|
| Jumeirah Lake Towers | 3 bedrooms | 56 | AED 23,333 | AED 25,833 | AED 30,000 |
| Jumeirah Lake Towers | 4 bedrooms | 81 | AED 25,833 | AED 32,456 | AED 41,666 |
| Jumeirah Lake Towers | 5 bedrooms | 17 | AED 35,416 | AED 51,000 | AED 75,000 |
| The Greens and The Views | 3 bedrooms | 41 | AED 22,916 | AED 25,000 | AED 30,833 |
| The Greens and The Views | 4 bedrooms | 8 | AED 23,333 | AED 32,441 | AED 70,833 |
A three-bedroom house costs around AED 25,833 a month in Jumeirah Lake Towers and AED 25,000 in The Greens and The Views. In Jumeirah Lake Towers that is AED 11,510 above a three-bedroom flat in the same zone. The five-bedroom row there rests on 17 contracts and the four-bedroom row in The Greens on 8; an upper quartile of AED 70,833 at that case count is a single expensive villa, not a market level.
Where the bedroom count comes from
The tenancy register leaves the bedroom field empty in almost every record, so the class is derived from the floor area. The cut-offs are: studio up to 57 square metres, one bedroom 58 to 95, two bedrooms 96 to 146, three bedrooms 147 to 260, four bedrooms from 261 square metres upwards. They were calibrated on 2,177 of our own portal listings that state bedrooms and floor area together, then checked against the sale register, where the bedroom count is recorded outright: studio 37 against 42 square metres at the median, one bedroom 75 against 74, two bedrooms 120 against 117, three bedrooms 172 against 177. Two independent sources, less than five square metres apart.
The honest part: the classes overlap in reality. Ten to 90 percent of two-bedroom flats sit between 92 and 149 square metres, so a generous one-bedroom layout can land in the two-bedroom class and a tight two-bedroom in the one-bedroom class. Studios are a separate object type in the register and are not derived at all. Sale contracts do not have this problem: there the bedroom count is filled in 96 percent of records.
New contracts only
Only new tenancy contracts are counted. Renewals are held down by the rent cap and sit systematically lower; they describe a sitting tenant, not the price a mover is quoted. Bulk contracts covering several units at once are excluded, because a building owner letting forty flats in a single document would drag the median down.
