Emirates Living rents by apartment size, from registered contracts

Emirates Living is a set of communities, and the land register does not treat them as one. The apartment towers of The Greens and The Views form the register area Al Thanyah Third, and that is where the 750 new tenancy contracts behind this page come from. The villa communities are a different matter and are handled at the bottom of the page. Source: Dubai Land Department, Ejari tenancy contract register, as of September 2026. Only new contracts are counted, because renewals are held down by the rent cap.

The Greens and The Views: signed rents by size

A one bedroom flat was signed at a median of AED 7,083 per month across 321 contracts, which is AED 84,996 per year. Two bedrooms: AED 11,250 per month from 212 contracts. Three bedrooms: AED 15,416 from 113 contracts. The studio sample is small at 50 contracts but unusually tight, from AED 3,750 at the bottom to AED 6,000 at the top of the whole sample. The four bedroom row has 5 contracts and belongs in the table only for completeness.

Townhouses in the same register area

Al Thanyah Third also carries a small house segment: 41 contracts for three bedrooms at a median of AED 25,000 per month, and 8 contracts for four bedrooms. Note the direction of that second row. Eight contracts spread from AED 23,333 to AED 70,833 between the quartiles, so the median of AED 32,441 carries very little weight.

The villa communities: asking prices with a tiny sample

For The Springs, The Meadows and The Lakes there is no contract series in this dataset. All we have is three listings for a three bedroom villa in The Springs, kept deliberately in its own table so that no reader mistakes an asking price for a signed rent.

AreaLayoutListings (n)LowestMedian askingHighest
The Springs3 bedrooms (townhouse or villa)3AED 16,666AED 17,500AED 18,750

That asking median of AED 17,500 per month sits below the AED 25,000 signed for three bedroom houses in Al Thanyah Third, which looks odd until you remember these are different communities, different stock and a sample of three. It is not evidence that villas got cheaper.

How the size classes work

The register stores floor area, so bedroom counts for flats are derived: studio up to 57 square metres, one bedroom 58 to 95, two bedrooms 96 to 146, three bedrooms 147 to 260, four bedrooms from 261. The middle 80 percent of two bedroom flats measure 92 to 149 square metres, so the classes overlap at their edges. Studios are recorded as their own object type.

Questions and answers

Which size gives the most space per dirham?

The three bedroom flat, if you can fill it. Its median of AED 15,416 per month from 113 contracts buys a size class of 147 to 260 square metres, while the two bedroom median of AED 11,250 from 212 contracts buys 96 to 146. Measured per square metre, that step up is the cheapest one on the ladder.

Are The Greens and The Views priced differently?

Not separately in the register. Both sit in Al Thanyah Third, together with buildings such as Mosela, The Hills and Tanaro near Dubai Internet City metro, and the figures above cover them as one area.

Can I use this to price a villa in The Meadows?

No. There is no contract series for the villa communities here. The only villa figure on this page is an asking price from three listings in The Springs.

Do these numbers apply to a renewal?

No. Every figure above is a new letting. Renewals are capped by the Dubai rent index and land lower.
