The shape is unusual because the two biggest steps sit at opposite ends. Majan to Arjan costs AED 47,425 a year, and the widest step of all, AED 52,000, sits between Villanova and Jumeirah Village Triangle. After that the list crowds: the six areas from Green Community at AED 253,000 to Silicon Oasis at AED 306,000 cover AED 53,000 between them, roughly the size of one of those early single steps. Then Jumeirah Park adds AED 51,000 on its own. Two positions are worth a second look. Majan at AED 96,000 for three bedrooms is AED 1,000 a year below what an Al Barsha one bedroom averages, and Silicon Oasis, which is among the cheapest areas for a studio, comes second from the top here. Why the three bedroom market behaves differently

At this size the stock changes character. Studios and one bedrooms are mostly apartments, while three bedrooms are a mix of large flats, townhouses and villas, and that mix is not the same in every area. An area full of family villas with gardens and maid rooms will average far above an area where a three bedroom is simply a bigger apartment, even when the two sit close together on a map. That is what produces both the very wide spread and the odd rankings, where an area that looks affordable for a single person turns expensive for a family. Compare the property type as carefully as the area, because on this list the two are doing much of the work.
