Dubai Hills and Dubai Creek Harbour compared

Two master planned districts with two different characters. Dubai Creek Harbour sits on the water and is almost entirely apartments; the register files it as Al Khairan First, covering addresses such as Creek Beach Lotus, Grove and Bayshore, with its own metro station. Dubai Hills is the greener option, built around a golf course, with a real stock of houses. They are often named in the same breath, yet the contracts pull them apart. Resale apartments side by side

Two bedroom units in Dubai Creek Harbour hit a median of AED 2,350,000 across 316 sale contracts, against AED 2,100,000 from 198 contracts in Dubai Hills. At one bedroom it is AED 1,500,000 from 222 contracts against AED 1,365,000 from 166.

The gap is clearest per square metre: AED 22,684 per m2 at the Creek against AED 20,715 per m2 in Dubai Hills, both at two bedrooms. The same budget buys more floor area in Dubai Hills and no water frontage.

Off-plan, counted separately

Off-plan does not belong in the resale table. In Dubai Creek Harbour the off-plan figures rest on 19 contracts at one bedroom and 15 at two; in Dubai Hills on 41 and 19. Small samples, so treat these as indications.

One bedroom: AED 7,500 per month across 1,339 lease contracts is AED 90,000 a year; divided by AED 1,500,000 from 222 sale contracts that is 6.0 percent gross. Two bedrooms 5.7 percent, three bedrooms 5.9 percent. Running costs and vacancy are not deducted.

Questions and answers

Which of the two is cheaper?

At the same bedroom count, Dubai Hills. Two bedrooms: AED 2,100,000 against AED 2,350,000 at the median. The difference comes mainly from the waterfront position rather than from unit size.

Are there small apartments in Dubai Hills?

Yes, but rarely. The studio median is AED 800,000 on only 15 sale contracts, which is too thin to state as a market price.

Why is there no yield for Dubai Hills?

Because we hold no registered new leases for that district. A yield without a rent median and a contract count would be a guess, and guesses do not go on this page.
