Deira two bedroom rent: what 501 signed contracts say

A two bedroom flat in the Deira half of Dubai was signed at between AED 5,416 and AED 8,208 per month in the register areas below. That is a spread of AED 2,792 a month across four districts that sit within a few minutes of each other on the green metro line. The figures are contract medians, not advertised rents. One thing to get out of the way first: Deira is not a single entry in the tenancy register. Ejari books the area under its own district names, and the four that carry the flats most people mean when they say Deira are Port Saeed, Al Garhoud, Al Nahda Second and Muhaisanah Fourth. Every figure on this page is filed under one of those four names, and the table says which. We do not invent a district called Deira to average them together.

Two bedrooms, register area by register area

The second column counts the registered new tenancy contracts behind each line: 132 in Al Garhoud, 199 in Al Nahda Second, 138 in Muhaisanah Fourth and only 32 in Port Saeed, 501 in total. Port Saeed is both the most expensive line and the thinnest one, and the two facts belong together: the quartiles there run from AED 6,958 to AED 10,416, so the middle half alone spans more than the entire gap between Al Nahda Second and Al Garhoud. Al Garhoud, with four times as many contracts, is tight: AED 6,125 to AED 7,500.

Al Nahda Second and Muhaisanah Fourth land on the same median, AED 5,416, from 199 and 138 contracts. That is the floor for a family sized flat in this part of the city. Port Saeed at AED 8,208 is AED 2,792 above it and AED 1,646 above Al Garhoud, which is the price of standing next to the creek and the airport road.

Where the two bedroom sits among the other sizes

Read across a row rather than down a column. In Al Nahda Second the step from one bedroom (AED 4,416) to two (AED 5,416) costs AED 1,000 a month, and the three bedroom line actually sits below the two bedroom line, on 34 contracts. In Port Saeed the same step is much steeper. That is what a small, mixed housing stock looks like in a register: the label on the door matters less than the building it is in.

Asking prices, kept in their own table

The Al Garhoud line is the one to look at twice. Three listings ask a median of AED 11,250 for a one bedroom, while 57 registered contracts for a one bedroom in the same district were signed at AED 5,416. The asking median is AED 5,834 above the signed median, more than double it. With three listings the direction is trustworthy and the size is not, which is exactly why we keep the two sources apart. What lands on top of the first month

Take the Al Garhoud median of AED 6,562 a month, which is AED 78,744 for the year. The agency commission is 5 percent of the annual rent, AED 3,937.20, and the security deposit on an unfurnished flat is another 5 percent, AED 3,937.20 again, so AED 7,874.40 before anything else. The DEWA deposit for a flat is AED 2,000 and registering the contract in Ejari costs AED 220, AED 2,220 together. That is AED 10,094.40 on the table beside the first rent cheque, and none of it is negotiable in the way the rent is.

The number of cheques is negotiable, and in this part of Dubai it moves the price more than anything else. One cheque for the year buys a discount, four or six cheques cost a premium, and the register does not record which of the two produced the figure in the table.

How the bedroom count is derived

Flats in the register carry a floor area, not always a bedroom count, so the layout is derived from the area: up to 57 square metres is a studio, 58 to 95 one bedroom, 96 to 146 two bedrooms, 147 to 260 three bedrooms, from 261 four. The classes overlap in reality. The middle 80 percent of two bedroom flats measure between 92 and 149 square metres, so a flat near a boundary can fall either way. Studios are a separate object type in the register and are not derived at all.
