Buying an apartment on Palm Jumeirah

The Palm is not one market but two. The resale stock on the trunk and the fronds has been lived in for years and trades at prices comparable with other waterfront addresses. The off-plan stock beside it is a different product at a multiple of the price. Putting both in one table produces nonsense, so there are two tables here. Resale: what the sale contracts say

The best evidenced figure is the two bedroom apartment: AED 3,550,000 at the median from 191 sale contracts, middle half between AED 2,750,000 and AED 4,550,000. Three bedroom units sit at AED 4,756,502 from 86 contracts, one bedroom at AED 2,167,746 from 80.

What stands out is how close the resale per square metre figures are to each other: one bedroom AED 20,360 per m2, two bedrooms AED 21,138, three bedrooms AED 20,468. On the Palm the price gap comes almost entirely from floor area rather than from the rate per metre. Only the handful of studios breaks out, at AED 35,775 per m2.

Off-plan: a different price level

Off-plan on Palm Jumeirah trades in its own league. Two bedroom units came in at a median of AED 7,674,440 from 40 sale contracts, more than double the resale median of AED 3,550,000. Per square metre that is AED 54,691 against AED 21,138.

Why there is no yield figure here

We hold no Ejari lease figures for Palm Jumeirah. Without a rent median and a contract count there is no gross yield to calculate, and an estimated yield would be an invented number. For areas where both registers are available we show the arithmetic openly. Here we do not.

How to read these numbers

All amounts are registered sale prices, not portal listings. The median splits the contracts in half; p25 and p75 bound the middle half. Bedroom counts come from the sale register and are filled for 96 percent of contracts. Below roughly 30 contracts a single sale can move the median noticeably, and those rows are flagged above.

What is the cheapest way onto the Palm?

On the contract evidence, a resale studio: median AED 1,390,000 from 22 sale contracts, middle half AED 1,250,000 to AED 1,600,000. These units are rare and the figure rests on few cases.

Why is off-plan more than twice the resale price?

Different properties. New beachfront projects, higher specification, often larger layouts. The gap is clearest per square metre: AED 62,213 off-plan against AED 20,468 in resale for three bedroom units.

Can I negotiate with these figures?

As a frame of reference, yes. An asking price for a two bedroom resale unit well above AED 4,550,000 sits above the top quarter of all registered contracts at that bedroom count. That is not automatically wrong, but it should be explained.
