Buying an apartment in Dubai Marina
Dubai Marina is one of the most heavily traded residential areas in the city: finished towers, a metro connection at Jumeirah Beach Residency, and a rental stock that has been let for years. For a buyer that means one thing above all, there are enough contracts to establish real prices. Resale prices by bedroom count
A one bedroom apartment sold at a median of AED 1,150,000 across 545 sale contracts. Two bedrooms came in at AED 2,000,000 from 421 contracts, three bedrooms at AED 3,203,170 from 158.

There is no studio row in that table, deliberately. Marina studio purchases ran largely through a single project selling at one fixed price, registered a hundred times over, which pushed the median and the upper quartile onto the same figure. That is a developer price rather than a market median, so the group has been removed from the data behind this page. No reliable statement about Marina studio sale prices can be built on it, so none is made. Across the remaining groups the rate per square metre falls with size: AED 16,355 per m2 at one bedroom, AED 14,301 per m2 at four.
Off-plan: very few contracts
Off-plan barely registers in the Marina because the district is built out. The one bedroom median rests on 14 sale contracts, two bedrooms on 13, three bedrooms on 7. Those counts are too small for a market statement. They are shown so the order of magnitude is visible, and they are kept out of the resale table.

One bedroom, worked through: AED 7,083 per month across 755 lease contracts is AED 84,996 a year. Against the purchase median of AED 1,150,000 from 545 sale contracts that is 7.4 percent gross. Two bedrooms reach 6.2 percent, three bedrooms 5.6 percent. The rent column does carry a studio median from 172 new leases, but the purchase side has no counterpart. Without a reliable sale median there is no yield to calculate for studios.
How to read these numbers
Every sale price is a registered contract price, not a listing. Bedroom counts sit in the sale register and are filled for 96 percent of contracts; for leases they are derived from floor area. The area classes overlap, with 10 to 90 percent of two bedroom units between 92 and 149 m2. For a unit near a class boundary, check the floor area rather than the label.
Questions and answers
Does the Marina still work as a rental investment?
The figures say a one bedroom returns 7.4 percent gross, more than any other bedroom count in the district. Larger units sit below that. Whether it works for you depends on service charges, vacancy and financing, none of which are in this gross calculation. We do not give investment advice.
What does a studio in the Marina cost?
We do not quote that figure. The studio group was removed from the data because one project selling at a single fixed price dominated the distribution. Studios there let at AED 5,000 a month at the median across 172 new leases in the Ejari register, middle half AED 4,416 to AED 5,833. How wide is the spread within one bedroom count?
For two bedroom units the middle half runs from AED 1,400,000 to AED 2,736,000. Floor level, view and condition explain more of that gap than the bedroom count does.
