Business Bay against Dubai Marina: what the register says
The received wisdom is that Business Bay is the cheap alternative to Dubai Marina. The tenancy register does not support it. Across 3,874 registered new tenancy contracts in the two districts, as of September 2026, the studio median is identical at AED 5,000 a month, and the one-bedroom median is actually AED 115 a month higher in Business Bay. All figures below come from the Ejari register of the Dubai Land Department; the Marina is filed under the cadastral name Marsa Dubai.

The studio row is the cleanest result in the table: AED 5,000 a month in both districts, from 172 contracts in the Marina and 733 in Business Bay. The one-bedroom row is the surprise. Business Bay signs at AED 7,198 against AED 7,083 in the Marina, so the Bay is AED 115 a month dearer, or AED 1,380 over a year. Two districts, roughly the same number of contracts, and a gap of well under two percent.
The Marina only pulls ahead in the middle classes. Two bedrooms sign at AED 10,416 there against AED 10,000 in Business Bay, a difference of AED 416 a month, and three bedrooms at AED 15,000 against AED 14,583, a difference of AED 417. Both gaps are real but modest: a few hundred dirhams a month decides between a marina berth and a canal frontage.
The four-bedroom row is the one to distrust. Business Bay shows a median of AED 42,307 from just 17 registered contracts, against AED 21,666 from 55 in the Marina. Seventeen contracts do not describe a market, and the row is printed here only because deleting it would be worse than labelling it.
What the portals ask in each district

Asking rents are a separate measurement and stay in their own table. The gap column is where the two districts differ most. In Business Bay a one-bedroom is advertised only 4.2 percent above the contract median, the narrowest gap in either district. In Dubai Marina the same class is advertised 11.8 percent above.
Practically: in Business Bay the asking price for a one-bedroom is close to what gets signed, so there is little room to negotiate and little reason to wait. In the Marina, and in the three- and four-bedroom classes of both districts, the published figure is an opening position. Anchor an offer on the contract median, not on the listing.
The picture flips when you buy

Rents are nearly level, but the sale register is not. A Business Bay square metre in existing one-bedroom stock changes hands at AED 17,700 against AED 16,355 in the Marina, from 502 and 545 registered sale contracts. The Bay costs more to buy and rents for about the same, which is why the gross yield on a Marina one-bedroom reads 7.4 percent against 6.6 percent in Business Bay.
Two caveats before anyone builds a spreadsheet on that. The yield column divides a median rent by a median price, and the two medians describe different flats, so treat it as a ranking rather than a return. And service charges, which the register does not record, are not in it.
What the difference means on move-in day
The one-off costs scale with the annual rent, so they follow the same near-tie. On the Marina one-bedroom median the annual rent is AED 84,996 and the five percent agency commission is AED 4,250, matched by a five percent deposit for an unfurnished unit. In Business Bay the annual rent is AED 86,376 and each of those two items is AED 4,319. The DEWA apartment deposit of AED 2,000 and the Ejari fee of AED 220 are the same in both districts. In other words, the choice between the two addresses is not a budget decision at one bedroom. It is a decision about what you want outside the door.

Which district has more contracts to compare?
Business Bay, marginally: 1,986 registered new tenancy contracts against 1,888 in Dubai Marina. The one-bedroom classes are almost the same size, 756 contracts against 755.
Where is there room to negotiate?
Not on a Business Bay one-bedroom, where asking sits only 4.2 percent above the contract median. There is room on the larger classes: Marina three-bedroom listings ask 33.3 percent above the signed median.
Which is the better buy?
On registered sale contracts the Marina yields more: 7.4 percent gross on a one-bedroom against 6.6 percent in Business Bay, because the Bay square metre costs AED 17,700 against AED 16,355 while the rents are level.
Do the numbers include renewals?
No. New contracts only, in both districts, so the comparison describes what a mover faces rather than what a sitting tenant pays.
